 the Seller:  Close to nature, first week there we heard woodpeckers, saw herons, and heard coyotes howling at night.  Great view onto a small creek in the forest (we’ve seen the coyotes once or twice), quiet having only one neighbour.  10min Walking distance along the river path and footbridge to downtown poco and coffee shops/bakeries.  We really liked getting some of our groceries walking to Donald’s Market.  As we mentioned very short walk to a swimming spots on the river in the summer, can either swim in the deep spots or put your lawn chair in the river in the shallow ones.  Salmon and trout fishing also a few minutes away, I didn’t catch any salmon but did get one small trout fly fishing in the summer.  15min walk to off leash dog park, 20min walk to another.  Two nice parks 15min away, Gates park has big open fields and many baseball diamonds and soccer pitches, Lions Park has an amazing playground, waterpark, skatepark, and BBQ areas.  For transportation it’s a 6min bike ride to Poco West Coast Express station (25min walk I’d say), and 9min bike / 30min walk to Coquitlam Central Skytrain and Westcoast Express station.  From these you are 35min from Vancouver and 1 stop from Port Moody.  Other nearby places we enjoyed include: Burke Mountain, Mundy Park, Poirier Community Center indoor pool (although new poco community center and pool almost done construction), Minnekhada Park, Burnaby mountain / SFU 15min away, Rocky Point and Port Moody breweries 15min away.  Three excellent mountain bike trail networks 15min drive away (Burke Mountain, Eagle Mountain, Burnaby Mountain).  The river trail behind the house connects with the 25km Traboulay Poco trail which is a very scenic bike ride. The community itself (Riverbend) has lots of family friendly aspects as we mentioned (playground, some back alleys families will close off with pylons for kid play areas / street hockey / basketball.  Friendly neighbours & supportive community, good snow removal and landscaping by strata but all the freedom of freehold ownership as far as doing what you want with the property including rentals / pets. At home we’ve enjoyed bbq’ing and eating on the back patio, evenings in the hot tub (especially after a long bike ride in the rain), coffees out on the front patio, playing with the dog and Aidan in the back yard, reading by the bay window, extended family dinners in the main living area.  I’ve enjoyed having room to work on small projects in the garage and keep up with my bicycle maintenance out of the rain / cold.
